一開始我覺得要先搞清楚自己投資目的,為自住定等層樓升定收租收入?每個目的都影響你買咩買係邊,咁先有頭緒開始睇。純粹想買英國樓買山卡啦係買,買白金漢宮隔離又係買。
樓主想出租,租唔租大學生定只係專業人士?英國唔係自住都有額外印花稅,租金計下可能要收入息稅,賣樓時又會收capital gain tax,呢d都要計下值唔值

apartment or house 呢, 主要house 可以係freehold, 可以係leasehold, leasehold 要俾ground rent.
apartment 一定係leasehold, 除了要俾ground rent, 也有大廈或屋苑management fee, 果d 好
甘下. 你expect 回報幾多?
The yield in zone one is very low like 2 percent. The mgt fee is also super high. one has to be optimistic enough on the long-term appreciation and not being mindful of the low rental yield
I actually don’t mind low rental yield if the capital appreciation, in like 10 years‘ time, is sufficiently high. But the thing is, I don’t have a crystal ball
But in fact, I believe for people like me not rich enough, it’s better to use my money to but a cheaper property and use the remaining to buy something else for risk allocation , then putting all money to one flat
比較上最唔煩我覺得係East London zone 2/3 d新樓,10年內flats大把,基本上配套一樣,買間一房實租得出。
但yield認真麻麻,同朋友們傾開講笑話買匯豐收息好過,又穩又唔駛煩咁多野。

我都睇緊zone 2&3, 其實乜都睇,如果有啲水位好低而你資金又夠,其實有另一個玩法,不同區分買多間,想再留多啲錢按揭就揀還息不還本。
又或者明顯低於市價果d,先自己用現金比咗先,然後再用市價做按揭,咁套出嚟嘅錢就好可能比你比嘅樓價同費用仲多,咁就又可以買多間不過呢啲純ff,要揾間低水位3成嘅談何容易
